Housing market shifts force developer to change course

NORTHBROOK — After receiving three extensions to develop the Pine Knolls subdivision in Northbrook with large homes on large lots, Kogen-Zivin-Friedman Development Inc. has changed its direction.

Daniel Zivin, one of the firm’s principals, appeared Monday before the village’s planning and zoning committee asking the committee’s opinion about the possibility of it building smaller homes on smaller lots at 3895, 3925 and 3955 Dundee Road instead.

“We’ve submitted final engineering plans for a 14-lot, large home plan to the village staff for review and approval, but the demand for larger homes on larger lots has diminished over the last few years,” Zivin said.

Because the company’s last extension to present plans for the 6.8 acre development ends Dec. 31, Zivin asked for a fourth extension.

If the village grants it, KZF would like to build as many as 20 duplex units that look like single family homes, as well as small single family homes, on the property.
